DO NOT MOVE HERE!!! I moved to Stockton in September 2013 and rented an apartment at Riverbank Condominiums for the past 3 plus years. I recently vacated the unit May 31, 2017. The BIGGEST issue is the management, granted I have a high tolerance for ignorance but Dolores the property manager is not consistent in most things she says. I received my itemized bill at my forwarding address very quickly (which is great). However there were 2 discrepancies that I hurried to call and address. Well having to wait a week due to Dolores being out, I today speak with her and address the fact that I was being charged $120.52 for 2 closet doors in the spare bedroom and these doors were NEVER on. I moved in with those doors not being on. She insists she would have noted it in the move in walk thru. This place will nickel and dime you it is so sad. I am an honest person and I left the unit in great shape. I am prepared to go ALL THE WAY WITH THIS, this place is corrupt and I will not be another victim to the fraudulent charges that "fluctuate" from time to time. Oh and there are MICE! I have pictures to validate this, it's gross and the units do shake due to the train. Find me on FB, there's so much more to be said. 6-9-17 NB

When I first moved to Riverbank Condominiums it was nice. The area wasn't the best safest area but the rent was cheap. I only paid 575 a month and I was told by Delores that my utility bill would be based off of a single person because I was the only one living there. So over a few months my utility bill mysteriously went from 30 dollars to 75 and sometimes up to 90 dollars. When I came into the office to inquire about this drastic jump I was told by Delores the same one who said my bill would pretty much stay the same) It's because of the drought and blamed the water company and told me to call them for a explanation. I called the water company and guess what they said? They did they have nothing to do with how Riverbank bills their tentants and Riverbank is responsible. When I told her that she acted like the water company was lying. So in the end I found out I was being billed unfairly, the bill was being decided between all four units in the one section and it's not fair because I lived alone while everyone else had entire families living with them. So in the 3 1/2 yrs I rented there I was lied to on occasion even though for the most part I was a good tenant and never gave any problems and I will admit due to the terrible encounters I have lost my temper at times. But the deal breaker was after moving out at the end of March 2017 I was told that I would receive a ending statement for my move out and was waiting for my statement and on April 26th I received a threatening voice mail from the manager Delores and she said I owed a balance of 138 and if I did not pay by April 28th she would send my balance to collections. First of all I did not receive notice of this mysterious balance and second she calls me 2 days before the 28 demanding payment. So I called back left a message and waited to hear back from her and the following day April 27 heading towards the afternoon I had not heard from her so I called her back to discuss the matter. I told her I never received any statement and she had a attitude with me when I told her I did not appreciate getting a threatening phone call with late notice for something I wasn't aware of. Delores has my forwarding address because she verified it with me and not only that all of my other bills and mail is being received just fine and my address was updated with the postal service. I requested that she mail the statement again she got really rude and was speaking over me stating she did not want to talk about it and she had people in the office. Said she was not going to mail me the statement but wanted to email it to me even though I asked to have it mailed and she was busy being rude she would not give me a chance to explain to her it's more convenient to have it mailed at this point. She ended up hanging up on me in the middle of me trying to talk to her instead of scheduling a better time to call me back. I always thought Delores was a kind sweet lady and that's how she comes off and I hate to say this because she has been very gracious in the past but she has a underhanded way of being rude and having a bad attitude and trying to be smart and she does it in a passive manner and then she tries to pull back like she did nothing wrong. My advice to anyone, I know I can't change any bodies mind about moving to Riverbank but what I can say is make sure you get everything they tell you in writing because they don't hold up to it when it re surfaces later. What I will say is I will not Ref anyone I love and care about to rent their ever after the experience I had unless they under go new management and change their ways. They are getting away with fraudulently charging the utilities and other things just because they found a gray area or some loop hole that can't be proven yet but one day the dark will come to light. I just pray for everyone and myself and hope that this review will help at least one person not make the mistake I made. And in closing the apartments are in a terrible area and they are taking advantage of the fact their is no rent control and the rent is too high.

Horrible, absolutely horrible I lived here for 1yr and was told I wouldn't have my lease agreement renewed, for no apparent reason. Despite paying my bills on time every month without any late fees. When i brought it to her attention i was then told by the Manager that she didn't have to give me a reason as of why she was not renewing my lease. I feel that race was involved #Blacklivesmatter ✊
